Where is Bremer Waters?

The resort is located in Tivoli, just four minutes north-east of Ipswich CBD and close to the new Riverlink Shopping Centre, Ipswich General Hospital and St Andrews Private Hospital. Public transport is accessible from the front of the resort. Bremer Waters is just 30 minutes to Brisbane, 60 minutes to the Gold Coast, and easy access to the New England, Newell, Cunningham, Pacific, Warrego & Bruce Highways.

What is Bremer Waters?

Bremer Waters is a resort style residential community, which has been purpose designed to create a carefree, secure lifestyle. There are 183 home sites set on 30 acres. Each home has its own fenced yard. There are no duplexes with party walls, adjoining walls and no rented homes.

Can I buy a home and rent it out?

No. To ensure the aesthetic appeal of the resort is maintained, homes can only be occupied by the owner or by a family member over the age of 55.

What security is in place?

Security is a priority at Bremer Waters. There is an electronic gated security entrance; therefore only invited guests can gain access to the resort. The resort is fully fenced, on-site managers live in the manager's residence, and each home comes complete with security doors.

Can I have a pet?

Yes. Small housedogs are welcome and each site is fully fenced to ensure the safety of pets.

Is public transport close by?

There is public transport available at the front entrance of Bremer Waters, which will take you to the Transit Centre in Ipswich adjacent to the train station and the Ipswich City Mall. The train station is on the Westlander line, which runs from Cairns through Brisbane to Ipswich and extends to Toowoomba, Roma and Charleville, with connecting road coaches to other destinations. There is easy access to Brisbane Airport by train from Ipswich. The Bremer Waters courtesy bus is provided for regular shopping excursions, and also available (through the resort Social Club) for day trips, scenic tours and even group bookings.

What community facilities are provided in the resort?

  • The 490 sqm Clubhouse has a huge verandah, outdoor furniture, well stocked library, cards and board games, baby grand piano, computers with broadband internet connection, colour scanner and printer, large screen television, movie screen with surround sound, access to Foxtel, fully equipped kitchen and coolroom, stereo sound system with DVD player, large function area, dance floor, ¾ size billiard table, darts and indoor bowls.
  • The 20m solar heated swimming pool with shade sails has ramp access and stainless steel railing and an aerobics / lounge area. The lap lanes have an infinity edge allowing views to the Bremer River.
  • Change rooms, toilet and showers.
  • Four rink bowling green for lawn bowls (synthetic surface) and lighting for evening games.
  • Fourteen acres of open parkland and landscaped gardens adjacent to the river, has been set aside for walking tracks and picnic / barbecue areas.
  • Caravan and boat storage – complimentary storage area for resident's caravans, motor homes, boats etc.
  • Fully equipped gymnasium.
  • Art and craft room.
  • A courtesy bus is provided for regular shopping excursions, and also available (through the resort Social Club) for day trips, scenic tours and even group bookings.
  • Parking areas for visiting family and friends are provided within the secure confines of the resort.
  • The advanced intercom and telephone system is innovative and user friendly, and allows for free phone calls between residents, to the administration office and to/from the Clubhouse.

Can my family and friends stay with me and use the facilities?

Yes. Your home is yours to enjoy and facilities are available to your guests. Children however, must be supervised at all times.

What free services are available?

  • TV: Underground connection to MATV (master antenna TV).
  • Foxtel: Underground connection to each resident to access Foxtel broadcast from the Clubhouse.
  • Mail: Bremer Waters supplies and installs a quality letterbox with number at the front of each home. Australia Post delivers mail directly to letterboxes.
  • Disposal of household refuse: Each home is supplied with a new plastic rubbish bin and a new recycle bin. Rubbish & recycling is collected twice a week.
  • Security Gate: The advanced security gated entrance has intercom connection to each home. Residents are supplied with a remote control unit which will open the vehicular entry gate and their garage door. This technology enables residents to allow access for their visitors at the front gate, by the touch of a button from the privacy of their home.
  • Caravan / Boat Storage: Free storage of caravans, motor homes, trailers and boats. If a covered or fully enclosed space is required, an additional charge will apply.
  • A courtesy bus is provided for regular shopping excursions, and also available (through the resort Social Club) for day trips, scenic tours and even group bookings
  • Broadband Internet Access. Available from the resort computers in the Clubhouse library along with a colour scanner and printer.

What services do I pay for?

  • Each homeowner pays their own personal costs for consumerables such as electricity, LP gas, phone, water and home & contents insurance.
  • Every home has its own separate electricity meter box and homeowners are billed direct by Origin Energy. Pensioner's electricity rebates are applicable upon application. The LP gas hot water system is energy efficient instantaneous gas. Two full gas bottles with change over regulators are supplied with each new home. The local Elgas Company will install change over bottles as required.
  • Every home is separately metered for water used.  The resort is responsible for water usage in the community buildings and common areas.  All homes are supplied with a 3000 litre rainwater storage tank to assist residents with water for gardens and car/house washing etc. Bremer Waters have rainwater storage tanks for community gardens and lawns.
  • Telephone services to each home are through Next Generation Voice. This allows for free calls to other residents and the resort administration office. Vehicle and pedestrian gates can be controlled from each house for visitor access. Broadband or dial-up connection can be supplied to your home upon application.
  • Residents are required to have adequate House and Contents Insurance cover and public liability insurance.

Who is responsible for the up keep and maintenance?

Bremer Waters maintain all of the community facilities including the Clubhouse, sporting facilities, resort gardens and common lawn areas. Each resident is responsible for the upkeep of their own home and yard. It is the homeowner's responsibility to keep their home free of pests such as cockroaches and silverfish etc.

What is the construction of the homes?

Galvanised steel walls and roof frames are designed and certified by a Structural Engineer. Homes are built on site and homeowners can inspect their home at various stages during construction. All homes are Council approved and comply with the Building Code of Australia.

Can I alter a design and change the specification?

Bremer Waters have developed a range of designs to suit the needs of most homeowners. A detailed scale drawn and dimensioned plan of the design(s) of your choice will be made available upon request.

Can I choose my own colour scheme to suit?

Yes. There are hundreds of choices in kitchen colours, paint colours, floor coverings, curtains and tiles etc. Assistance is provided throughout the entire process.

What is my ongoing cost to live at Bremer Waters?

The weekly site rent cost to live at Bremer Waters is available upon request. There are no other fees or charges. Residents do not pay council rates or body corporate fees and there is no stamp duty, no legal fees, no exit fees and no deferred management fees.

What government protection is provided?

The Manufactured Homes (Residential Parks) Act of Queensland provides homeowners with complete security of tenure. This legislation governs the operation of over 55s Residential Parks in Queensland. Each prospective homeowner receives a 'Site Agreement' in accordance with the Act. Your rights and obligations as a resident as well as the obligations of Bremer Waters are fully and openly disclosed and protected by the Queensland State Government. A copy of the Act and Site Agreement can be viewed at the Bremer Waters display office.

Do I receive a title to the home?

Yes. You receive a Certificate of Home Ownership.

What guarantee do I receive with my new home?

Your home is covered by the Queensland Building Services Authority 6½ years structural guarantee. Your home is also covered for defects in workmanship and/or materials for a period of 6 months. Appliances are covered by the relevant manufacturer's warranty period. Each homeowner is given a Home Owner's Certificate.

Can I sell my home or leave it to my family in my will?

Yes. You (or your beneficiaries) can sell at any time to an over 55s buyer.

What are the steps to purchase a home at Bremer Waters?

  • Select your site. There are blocks available for selection in stage 3 which are ready for construction to commence immediately.
  • Sign a 'Request to Secure a Site at Bremer Waters' form and pay a refundable holding deposit of $2,000 to secure your choice, while you make arrangements to sell your present property if necessary.
  • The holding deposit holds your choice of site for a period of two months. At the expiration of the holding period, you may request an extension, transfer to another site or request a refund of the deposit.
  • While your house is on the market (if applicable), discuss plan design and specifications for your new home.
    Obtain a price estimate including any variations you may require to the plan and/or specification.
  • Obtain a Site Agreement.
  • Select internal and external colours (if selling another property, only after a Contact has been received).
  • Sign the HIA (Housing Industry Association) fixed price contract. If your existing house is not yet settled, this would include a 'subject to satisfactory settlement on sale of existing property' clause.
  • Bremer Waters will start building upon receipt of written instructions from you to commence construction and upon receipt of 5% deposit (less the $2,000 already paid to secure the site). Build time is approximately 120 days from commencement of construction (plus wet weather affected days, public holidays and annual leave).
